Warwick Air Conditioner Season & NYC Phase II

6/17/2020

Dear Warwick Residents
As NYC prepares for Phase II of reopening (hopefully next week) the Board and Management are also preparing to move forward with alterations, deliveries, repairs, open houses etc. with our advisors in the safest way possible for residents and staff. We are being cautious and making sure we are prepared for all requirements before anyone sets foot on the property. There will be an official announcement shortly after Phase II starts.

As of right now everything remains ON PAUSE.  We are including our annual air conditioner information below if you would like to start the process with management. However no approval will be provided until we are ready with our new normal. We have a few free standing air conditioner units and fans in storage. If your AC is in need of repair and you would like to borrow a unit temporarily, please let us know.

As the heat starts up this week we would like to remind all residents that all window unit air conditioners must follow guidelines available from the city, which you can read here. In short, the city requires that all units are secured with “supporting metal brackets” that “should be structurally fastened to the building and must be strong enough for the size and weight of the A/C unit.” This is included as part of our engineer FISP filing with the city that our building is SAFE.  Individual shareholders are responsible for A/C brackets and the maintenance of their A/C units.  The Super is not permitted to install air conditioners or brackets.

We strongly recommend planning ahead if you are planning to purchase a new air conditioner or require repairs.  CON ED has many incentives if you are looking into energy saving options as well as billing options like "level pay" where you have a flat bill over 12 months instead of higher bills during summer months.
If you are having an air conditioner delivered in the future please review the delivery application online.  To ensure correct installation of your bracket or A/C we recommend hiring a professional. You can find the required alteration application online  prior to installation or commencement of repairs. If you have a question about what is required, please contact Jessica Munoz.

  Window Air Conditioner Maintenance Tips

You’ve probably turned on your window AC for summer season, but have you done a maintenance check?
Chances are you’re in for a pretty warm summer. It’s important to make sure your window air conditioner runs smoothly all summer.
Why You Need to Maintain Your ACThe last thing you need in the middle of a heat wave is a broken air conditioner. A little basic maintenance will keep your unit running smoothly.
Not only will it prevent breakdowns, it will also reduce energy consumption and make the unit more efficient. Always review your owner’s manual for any specific tips and suggestions from your manufacturer. Keeping basic maintenance will also extend the life of your window AC, so be sure to follow the tips below.
Maintenance Tips
  • Check the bracket: Check your bracket from the outside - is in good condition? rusted? They do not last forever.
  • Check the Air Filter: Change or clean your air filter on a regular basis. It’s an important aspect of keeping your AC running efficiently.
  • Look at the window guards: Check the accordion side panels and for gaps along any weather seal to reduce outside airflow and increase efficiency.
  • Clean the Inside: Check the condenser coils and clean as needed.
  • Remote Batteries: Replace your remote’s batteries.
  • Take a Look at the Settings: Test the AC’s functions. Turn on different fan speeds and modes to ensure everything is running smoothly.
Manufacturer WarrantyIf you find issues that you can’t fix or notice your model’s not running the same as last summer, check your manufacturer’s warranty. If you’re still under warranty, reach out to your manufacturer to see if they can help. Most window ACs have warranties that last at least a year.

Garden reminders

6/7/2020

Dear Warwick Residents
We are very proud of all of our residents who have  been diligent complying with social distancing recommendations. We are also grateful a majority of shareholders have been able to keep up with payments so we can pay bills on time and be ready financially for our upcoming capital improvement projects expected to start in the next few weeks. We have waived late fees for March, April, and May and will do so for June as well.

It is nice to see people outside enjoying the garden!  However, not everyone is  feeling comfortable and safe using our outdoor space when they encounter residents without masks in the garden. We can do better. Please remember the garden is a common area and face masks are required (not optional).

We would also like to remind everyone of the House Rules (see below) regarding the garden. We have had recent complaints from apartments facing the back and our neighbors at Hawthorne court about clanging gates and voices after dark with residents entering or exiting through the back. If it's dark, use the front entrance - this includes "just passing through the back".
