​Dear Warwick Residents;
As we start our first heatwave of the summer and residents start making summer travel plans we would like to provide several summer reminders:
 
New assistant at Lovett Management
Penny Garcia (718-445-4500 x163; pgarcia@lovettrealty.com) will be Eugene Gardner’s new administrative assistant at the management office. You will see Penny’s name and contact information on several applications or may hear from Penny in her role assisting Eugene with our building management issues.
 
Façade Inspection Safety Program (FISP)
Skyline is up and running and the first few weeks have gone smoothly. The foreman reports they estimate starting work on 77th st on Monday, June 19th. Please take time to read updated notices sent via email and review the poster board in the lobby to keep abreast of the schedule.
 
Air Conditioners and Mandatory Brackets
If you are installing a new air conditioner, please remember the Façade Safety Inspection Program and our house rules require an air conditioner bracket. This is the responsibility of the individual shareholder(s). We recommend hiring a professional with proper liability insurance and workers compensation. Orlando is not permitted to remove or install air conditioners or brackets at any time.  For questions, please contact Eugene Gardner,

The Warwick is responsible to make arrangements (and pay) for those units that require professional removal and re-installation of their air conditioners for FISP work - determined by the engineer and the contractor. We are trying to limit time air conditioners are out of these apartments by removing AC units just before work starts and re-installing them as soon as the contractor moves on to the next drop.
 
 
Don’t forget to wash your air conditioner filters regularly and vacuum the coils with a brush attachment to keep your unit operating smoothly. If FISP work is near your unit do not turn your air conditioner on from 8am to 5pm Monday through Friday while work is in progress. Air conditioners are covered with filters on the outside with work but this helps eliminates debris and damage to your air conditioner. You may want to wash your filter and vacuum more frequently if you are on a line where FISP work is in progress.
 
Leak Reporting
We have had reports of new leaks from several shareholders that are being investigated by our engineer – thank you for reporting your issues to Orlando. The timing is perfect for repairs with our current FISP work in progress and sidewalk shed in place. Any interior repairs related to leaks are the responsibility of the Co-Op.
 It is concerning that Orlando has found some leaks in units while performing unrelated repairs – the shareholders had not noticed damp walls or bubbling paint. Unreported leaks can cost us tens of thousands of dollars if we don’t take care of them early.  Please, please, please contact Orlando for any changes to your unit – look up at the ceiling, down near radiators, near windows, etc. – no matter how insignificant it seems. To quote the MTA “if you see something, say something”.
 
Vacations and Keys
A complete set of keys with the Super is a requirement of our house rules (for emergencies only). If you are going away this summer please make arrangements for someone to check your apartment during your absence for leaks (façade or plumbing) or other issues. Provide this person with Orlando’s contact information for any issues and let Orlando know your away dates and whom he should contact in case of emergency who can provide access. Many leaks start in one unit but travel to or through others – often Orlando needs to check the entire line. Orlando is also more than happy to keep an eye on your apartment while you are away.
