Air Conditioner guidelines, maintenance tips

With spring weather upon us, we would like to remind all residents that all window unit air conditioners must follow guidelines available from the city, which you can read here. In short, the city requires that all units are secured with “supporting metal brackets” that “should be structurally fastened to the building and must be strong enough for the size and weight of the air conditioner unit.” This is included as part of our engineer FISP filing with the city that our building is SAFE.  Individual shareholders are responsible for air conditioner brackets and the maintenance of their air conditioner units.  The Super is not permitted to install or assist with air conditioners or brackets.
 
We strongly recommend planning ahead if you are planning to purchase a new air conditioner or require repairs.  CON ED has many incentives if you are looking into energy saving options as well as billing options like "level pay" where you have a flat bill over 12 months instead of higher bills during summer months.
If you are having an air conditioner delivered in the future please review the delivery application online.  To ensure correct installation of your bracket or A/C we recommend hiring a professional. You can find the required alteration application online  prior to installation or commencement of repairs. If you have a question about what is required, please contact Jessica Munoz.
 
 
  Window Air Conditioner Maintenance Tips  
 
You’ve probably turned on your window AC for summer season, but have you done a maintenance check? 
Chances are you’re in for a pretty warm summer. It’s important to make sure your window air conditioner runs smoothly all summer.
Why You Need to Maintain Your AC
The last thing you need in the middle of a heat wave is a broken air conditioner. A little basic maintenance will keep your unit running smoothly.
Not only will it prevent breakdowns, it will also reduce energy consumption and make the unit more efficient. Always review your owner’s manual for any specific tips and suggestions from your manufacturer. Keeping basic maintenance will also extend the life of your window AC, so be sure to follow the tips below. 
Maintenance Tips
  • Check the bracket: Check your bracket from the outside - is in good condition? rusted? They do not last forever.
  • Check the Air Filter: Change or clean your air filter on a regular basis. It’s an important aspect of keeping your AC running efficiently.
  • Look at the window guards: Check the accordion side panels and for gaps along any weather seal to reduce outside airflow and increase efficiency.
  • Clean the Inside: Check the condenser coils and clean as needed.
  • Remote Batteries: Replace your remote’s batteries.
  • Take a Look at the Settings: Test the AC’s functions. Turn on different fan speeds and modes to ensure everything is running smoothly.
Manufacturer Warranty
If you find issues that you can’t fix or notice your model’s not running the same as last summer, check your manufacturer’s warranty. If you’re still under warranty, reach out to your manufacturer to see if they can help. Most window ACs have warranties that last at least a year.

Our covid safety protocols for the building and real estate showings remain in place.         
These policies are also on poster Boards in the lobby.  Our goal is safety for all of our residents and employees. These policies will be re-evaluated over the next few months with or advisors.

Gardening re-opening, alterations

Our re-opening covid rules are still in place from last summer. Policies are being re-evaluated by the Board and their advisors.
If you have a pending alteration application, please review your application to make sure it is complete and none of your documents have expired. Starting a new project? Please visit our website to download the updated application.

Warwick Garden Reminders
With more people working and studying from home, we have noticed an increased use of the garden. We also acknowledge people are more sensitive about safety, noise and disruptions with COVID-19. 
 

1. Only Warwick residents are permitted in the garden.

2. To maintain social distancing, only 12 persons are permitted in the garden at all times.  Please stay at least 6 feet apart unless you are in the same household.

3. Limit your time in the garden to 90 minutes to give all residents a reasonable opportunity to use it.  Please observe this time limit even if you do not see others waiting.  Others may be observing the garden from their windows and waiting for an opportunity to come down.

4. Masks must be worn at all times in the garden, even if no others are present.  Others may be observing the garden and be discouraged from using it if you are present without a mask.  The garden is for everyone.

5. Because masks must be worn at all times, there is no eating or drinking permitted in the garden, except that each person may have one beverage.

6. Please be mindful voices/sounds carry to your  neighbor's apartments that face the back. Using headphones for electronics/phone calls reduces noise for others in the garden and your neighbors.

7. The garden is open sunrise to sunset (daylight hours). Please do not enter/exit or "pass through" as a short cut after dark.

We want to remind residents COVID-19 is alive and well and will be an ongoing issue for all of us. 

These guidelines are fluid may change to keep everyone safe and feeling comfortable living here.

 Back Garden House Rules
78.               The back garden is open to residents and their guests from sunrise to sunset seven days a week.  Please be considerate of the residents who face the back garden and other neighbors, and refrain from noisy activities.  The back garden is not a playground.  All persons enjoying the back garden are requested to leave the area, and the outdoor furniture installed by Management, in the same condition they found it.
79.               The back garden will close promptly at sunset each day.  Anyone in the back garden when it closes will be asked to leave by building personnel.  Any personal property, including indoor plants, left in the back garden at closing will be discarded without notice.
80.               Shareholders/residents and their guests must abide by the rules and regulations for the back garden.  Each apartment may bring a maximum of six guests to the back garden at any one time (currently on hold, no guests).  For security reasons, the back gates and entrance to the garden must be kept closed at all times.
81.               Shareholders are responsible for any damage caused by them, their family members, residents of their apartments, their subtenants or their invitees, intentionally or accidentally, to the back garden.  This includes the landscaping, lighting, furniture, security cameras, sprinklers or any other accessories or equipment.
82.               Children under age 16 must be accompanied and supervised by an adult at all times.  Adults supervising children that are making a disturbance will be asked to leave in such cases.  Parents or guardians will be liable for any damages caused by their children or employees.
83.               The following activities are not permitted in the back garden at any time: smoking; grilling or barbecuing; playing music openly; running, jumping, ball playing or rough housing; loud noise, foul language or yelling; standing on garden furniture; use of water hoses or faucets.
84.               The following objects are not allowed in the back garden at any time: pets; furniture (other than that provided by Management); candles or objects with any type of flame or combustible fuel; playpens; child swings; swimming pool; water balloons; bicycles, skateboards, roller skates or other athletic equipment.
85.               Bicycles that are being wheeled from the storage location to the sidewalk must be walked, not ridden, on the path.
86.               Management may close the back garden at any time without notice for repair, regular maintenance or severe weather.

​Dear Warwick residents

Work in the back is finally complete and checked off with the engineering team!

Amsterdam is continuing work on the west side of 35th Ave. and moving scaffolding to the front to start work on the "N" line. Work is weather and temperature dependent.  Please enter/exit on the ramp for your safety or follow instructions of the Amsterdam employees.

The garden is back to regular "daylight" hours, please check the House Rules. Masks required in all common indoor and outdoor areas. 
Use caution with contractors entering/exiting 76th st. gate frequently with supplies and heavy equipment.

If you are on drops 4-8, 16-17 (D/E/N lines) keep your windows closed and locked with  blinds closed for privacy while work in progress Monday-Friday 8am-5pm. 
Make sure no fragile items are near your outside wall. 

Please continue to report bubbling paint, damp walls, stains, etc. to Orlando 646-209-8530 as soon as possible, especially after recent heavy rain. 
Thanks to you we are able to capture areas for inspection and repairs.

Warwick WRONG Annual Safety notice 3rd year in a row from Lovett (please IGNORE)

​Dear Warwick Residents
As you know John B. Lovett has not been our manager since Aug 2018.
Despite reminders we were sent this in error and will NOT be paying any invoices, our residents receive the NYC required Annual safety notice from their compliance vendor "Site Compli" on auto pilot-- January 2019, January 2020, January 2021, without a request from us or our manager.

Please toss the Site Compli version in recycling, do not complete, do not return in any form listed. No names included only "resident".

We will be sending our version electronically with a clickable link for replies for Warwick and New Bedford Management.  Ours also includes gas knobs with lead paint and window guards.

We are cc'ing senior management from John B. Lovett to follow through with Site Compli (again). Please contact our manager Maria below for any questions. Sorry for confusion and waste of paper.
